The “standardized” government form provides the assignment of 160 acres to one John Simmons. The land transfer (in the area of Jeffersonville, Indiana), as authorized by the Commissioner of the General Land Office (Josiah Meigs), was executed on September 20, 1820 by the ultimate authority of the President James Monroe.

The heavy parchment measure 9×14, and is in about GD/VG condition due principally to compacting folds which have created several small holes in the document. Fortunately, none of these violate any printed or handwritten matter. The official seal remains fully intact, but its legibility is now faded. With very slight fading over nearly two centuries, it is signed “James Monroe”, the quality of legibility and boldness is “9”. And despite several qualifications to the document’s condition, the Presidential signature is situated against a uniform and unblemished surface. The document in a display measures 17″ x 22.5″.
